A 3PL warehouse is a facility run by a third party logistics partner who stores your stock, manages inventory, packs orders and ships them on your behalf. Outsourcing these operations lets you skip the cost of owning or running a warehouse yourself.
The demand is real. 3PL firms now lease more warehouse space in India than any other type of occupier. Kusshal Loggistics is one of the providers of 3pl warehousing services in India that pairs that scale with hands on ownership. It manages over 2.5 lakh sq ft of space, handles 5,000+ SKUs, moves more than 1,700 tons a day, and runs its own GPS enabled fleet across 20+ locations.
The Notebook Nobody Can Read
Every growing business has one. A thick notebook, or a spreadsheet with forty tabs, kept by the one person who knows where everything is in the godown. That person goes on leave for a cousin’s wedding, and suddenly nobody can find the blue cartons. Orders stall. Customers call. Someone ends up climbing racks with a phone flashlight.
I have been that someone, briefly, at a friend’s shop during Diwali. I found the blue cartons. I also found a box of calendars from 2019 and a very surprised lizard. We shipped late anyway.
That small chaos is exactly why so many Indian brands are handing their warehouses to specialists. And the numbers show it is no longer a niche move.
What the Market Is Saying
India’s top property consultancies have been tracking warehouse leasing closely. Their findings line up neatly.
CBRE: 3PL firms lead the pack
CBRE’s report Built to Scale: How 3PL is Solving India’s Supply Chain Puzzle names third party logistics players as the single largest source of demand for warehousing and logistics space in India.
- 2021 to 2024: 40 to 50 percent of all leasing
- First half of 2025: more than 30 percent of all leasing
- Big box spaces: 3PL firms led deals above 100,000 sq ft in both volume and value
Colliers India: A record first half
Colliers India reported about 20 million sq ft of industrial and warehousing leasing across the top eight cities in H1 2025. That marked a 33 percent rise year on year. 3PL players took about 32 percent of Grade A demand, more than any other segment.
Bhiwandi, just outside Mumbai, topped all micro markets with 3.1 million sq ft of uptake.
The money keeps growing
Industry estimates put India’s 3PL market at USD 34.26 billion in 2024. By 2035, it is projected to reach USD 74.59 billion. That is more than double in roughly a decade, which is the kind of growth chart most of us only see in dreams about our own savings accounts.
Why Businesses Outsource Warehousing
Big numbers rarely appear without reasons. Four forces stand behind this shift.
Ecommerce changed the clock
Shoppers expect delivery in a day or two and returns without drama. Meeting that promise needs stock near buyers, fast picking and tight returns handling. Building all of that alone is expensive. A 3PL spreads the cost of space, staff and systems across many clients.
GST redrew the map
Before GST, companies often kept a small godown in almost every state to manage tax rules. GST removed that need. Brands began merging scattered sheds into fewer, bigger hubs. Larger hubs demand skilled operators, and 3PL partners filled that gap.
Flexibility beats fixed costs
Owning a warehouse locks up cash. Leasing and outsourcing free it. CBRE found that more than 60 percent of India based 3PL players prefer leasing space in multi tenanted buildings over the next 24 months. For you, outsourcing means paying for the space and service you actually use, then scaling when festive season volumes jump.
The last mile hurts
The final leg of delivery is the slowest and costliest. Add city traffic, and a short trip can eat half a morning. Good 3PL partners plan loads, routes and timings so trucks are moving while the roads are still clear.
So the case for outsourcing is solid. The harder question is who to trust with your stock.
Why Kusshal Loggistics Stands Apart
Plenty of firms rent out space and trucks. Kusshal Loggistics sells something rarer: ownership. The team takes responsibility for every order, every shipment and every problem. Calls get answered. Issues get fixed. Senior management stays reachable.
Every job follows one rule. The Right Product reaches the Right Customer at the Right Time in the Right Condition.
The scale behind the promise
- Over 2.5 lakh sq ft of managed warehouse space
- 5,000+ SKUs handled with precision
- More than 1,700 tons moved every day
- 1,000+ transactions processed daily
- 225 trained employees on the ground
- 20+ locations across India
Three warehousing models
Your business picks the setup that fits.
- Dedicated warehouse: only your products inside, full control
- Multi user facility: shared space, lower fixed costs, same service level
- In plant warehousing: the Kusshal team manages inventory inside your factory, so your people can stay focused on production
Facilities offer 25 to 45 ft clear heights, 100 percent CCTV coverage, forklifts, dock levelers, monsoon sheds, Fire NOC and full legal compliance. July rains arrive. Operations carry on.
Systems that report, not guess
A proven Warehouse Management System tracks every item, supports FIFO, manages shelf wise inventory and automates replenishment. Returns sync with marketplaces through the system. Reports are live and available anytime.
Out on the road, the Transport Management System handles route planning, order assignment and live GPS tracking. A daily MIS shows vehicle usage, route performance and pending deliveries. No more “let me call the driver and revert.”
Value added services under one roof
Goods leave the warehouse ready for a shelf or a doorstep.
- Kitting and de bundling
- Barcoding and scanning
- Labelling and bubble wrapping
- Order processing and dispatch billing
- Reverse logistics and returns
B2B orders run Box In, Box Out. Ecommerce and D2C orders run Box In, Piece Out. One partner handles both flows.
A fleet that starts before sunrise
Kusshal owns and manages a GPS enabled fleet. Urgent small loads go in Tata Ace or 407 vehicles. Heavy loads move in 10 to 33 ton trucks. Services cover FTL, PTL, city milk runs and EXIM container movement from JNPT across India. Vehicles are loaded at night to dodge traffic restrictions, and clients can brand the trucks for extra visibility.
Proof on the ground: the milk run
A pipes distributor needed one vehicle to reach 18 to 22 retail points every single day. Instead of adding trucks, Kusshal changed its own shifts. Loading teams worked overnight and wrapped up by 5 AM. Drivers based nearby left by 8 AM. Fewer vehicles, less fuel, easier tracking and big savings followed.
Proof on the ground: fragile tiles
Another client shipped delicate tiles that standard trucks kept damaging. The team rebuilt the vehicle interior with wooden flooring, iron holdings and bamboo side supports. Tiles were stacked diagonally and tied down with ratchet belts. They arrived intact, which is more than I can say for my Diwali shipments.
That is the real difference. Kusshal does not squeeze your goods into its system. It reshapes the system around your goods.
Where 3PL Warehousing Goes Next
The story is still early. Expect warehouses to spread into Tier II and Tier III cities as consumption rises beyond the metros. Expect software, sensors and automation to become standard rather than special. Expect more brands to hand over storage and fulfillment so they can spend their energy on products and customers.
The winners will be partners who combine good space with real discipline. They will fix messy warehouses, move goods on time and report clearly at every step.
Kusshal Loggistics already works that way. Retire the forty tab spreadsheet. Give your stock to a team that treats it like its own.
